NEW HOMEOWNERS! 4 Things to Consider About Your Roof

​So its summertime and the season when lots of folks make one of the biggest purchases of their lifetime.  They purchase a new home.

In this exciting time, the roof is probably the farthest thing from your mind, as long as it isn’t leaking but it is something that should be taken into consideration right away because the reality is that your roof can hold some nasty surprises.
 
If you are a new homeowner, here are some tips I hope will help you:
 
1. The Inspection Report – PAY ATTENTION

A home inspection is an important part of the homebuying process. But as we get emotionally attached to something like a new home it is easy to sometimes not take certain problems that come up that seriously.

If your inspection report says that there are issues with the roof then I recommend not to delay on action.  Don’t think, “Well, this 20 year old asphalt roof that’s starting to acquire algae will probably last another 5 years. It’s not that bad. 

That’s not to say you should never buy a home that needs a new roof. You should just be honest with yourself so won’t run into problems later.

Remember, the age and condition of your roof could have a big impact on your homeowner’s insurance policy, so be careful.
 
2. Get a roofer to take a look.
 
Consider having a professional roofer come out and look at your new roof.  Home inspectors are good at what they do, but they’re not roofers.

Taking this step helps you catch small problems which might become big problems later. You also get a chance to repair those problems and probably save some cash because the small problems aren't big ones yet.
 
3. Know your warranty.

Many new homeowners are actually going to be under warranty. However, warranties can be tricky. Make sure you know yours inside and out. Make sure you know how to take advantage of it.

Make sure you know both your deductible and your premium. You also need to know precisely what the home warranty does and does not cover.
 
4. Know your insurance policy.

Most homeowner’s insurance policies cover roof damages, but they may not cover wear and tear or other issues.

Also, you should stay aware of deductibles. You’re probably going to have to put at least a little bit of money into roof repairs. Make sure you have enough money set aside in your emergency fund to handle these issues. A roof leak could cause water damage to the rest of your home very quickly, so you never want to find yourself in a situation in which you don’t have the resources to make the fixes that you need to make.
